SP Properties LTD are
a UK based company. The company itself has many years experience in the overseas
property market, which includes America, Spain, Cyprus as well as Bulgaria. Our
British Property Managers live here 12 months of the year and are at hand 24 hours
a day 7 days per week, to represent you and all your personnel needs and also your
rental clients, requirements.
In our experience there are three major factors for a successful property investment
abroad. One is obviously the property itself. Two the location and Three which many
buyers do not even consider, is the care and upkeep of their property.
To give a comprehensive service, we have our own cleaners and maintenance staff
and offer Three types of services for our clients. Silver, Gold and a Winter service.
Each of these are designed to give peace of mind to clients, that when absent from
their property, that it is being cleaned, checked and looked after.
Silver Service
No Contract No Registration Fee
(PAY AS YOU GO)
- Snagging Service (Free to Gold clients)
- Cleaning of apartments including preparing of beds Laundry of linen & towels
- Arranging airport transfers with fully licensed vehicles (please book and pay in
advance)
- Give and accept keys Equipment hire, cots-highchairs-extra beds (please book and pay in advance)
- Car Hire (to arrange please contact us)
- Welcome packs available (please book and pay in advance)
- Winter checks (from November – April)
- Mid week cleans and laundry service can also be arranged
Please note it is the responsibility of owners to provide the necessary itinerary
needed for rentals. Please contact us if you need advice
Gold Service
₤ 340 per year (Monthly Direct Debit can be arranged please ask for details)
- Free Photographs for rental advertising
- Free snagging service
- Free start of season clean Free bed hire (please book in advance)
- Free Cot hire (please book in advance)
- Free High chair hire (please book in advance)
- Greatly discounted rates for cleaning
- Greatly discounted rates for laundry
- Weekly checking of the property – all year round Payment of utility bills and property tax (client invoiced by SP Properties)
- Key holding and 24 hour assistance for clients and their guests
- Client notified immediately of any damage caused by rental guests
- Continuous communication with owners
- Ventilation of the property
- Flushing of toilet system Running of water to stop u-bends drying out preventing drainage gasses
- Any repairs to the property, on behalf of our client, with client’s full knowledge,
we will arrange for the appropriate technician (this service is arranged FREE
for our gold service clients but please note that cost of repairs are to be paid
by client)
- Property insurance arranged
- Car Hire (to arrange please contact us)
- Welcome packs (please book and pay in advance)
- Airport transfers arranged with fully
licensed vehicle’s (please book and pay in advance)
In our experience, property management is of the up most importance. Our Gold policy
is designed for owners who wish to successfully rent out their property, by providing
their guests with a high level of service to make them comfortable and welcome.
For owners it is to feel secure in the knowledge, that should any problems arise,
we are at hand 24 hours seven days a week. Winter checks:- (Included in GOLD service
package).
Winter Checks
1st November – 30th April only ₤ 78 To help prevent burst pipes and major
damage for as little as ₤3.00 per week
Many people do not realise how severe the winter can be here in Bulgaria as temperatures
can plummet to minus 20 degrees which can cause serious damage.
We highly recommend
our winter service for peace of mind. Weekly checking and venting of the property Reporting to the owner any damages caused
